Christina-Great that you have this opportunity to create a space for your rehearsals and small small performances. Lots of things to consider for a dream space to cover both rehearsals use and public performances. Some bullet-pointed considerations:
Small performance space (50 to 100 people):-sufficient exits, at least two
-fire detection, prevention and notification: smoke detectors, sprinklers, voice-evacuation system
-fire and building code compliant seating and other requirements
-ADA compliant
-Access to performer and performance support (dressing rooms, tech support, storage, etc.)
Rehearsal Space:-Sprung floor
-Adequate ventilation
-Lighting for non-performance use
-Technology support for rehearsal staff and performers
-Heath and safety: first aid; AED; etc.
I hope some of this sparks ideas for things to explore as your space plans evolve. Since I'm in CT nearby, relatively speaking, you're welcome to stay in touch if I can help with other ideas or direct you to other resources .
Take care and be well.

Subject: A dream rehearsal studio...
Hi Everyone-
I have access to a space for a personal rehearsal studio and performance space. I hope to write and workshop some solo performances, coach student actors, and collaborate with other actors to create small performances. How would you outfit your dream rehearsal studio? What would you include to allow the space to also be used for small performances?
Thanks for the inspiration!
